Buying property in India requires collecting and verifying a significant number of documents. Missing even one can delay or derail your purchase. Here is the complete checklist.
Documents to Collect from Seller
- Original title deed (Sale Deed) and all previous sale deeds in the chain
- Encumbrance Certificate (EC) for the last 30 years from Sub-Registrar's office
- Khata / Mutation records in the seller's name
- Building plan approval from municipal authority
- Occupancy Certificate (OC) for apartments/constructed properties
- Latest property tax receipts (no dues)
- NOC from housing society (for apartments)
- RERA registration certificate and project completion certificate
- Utility bills (no dues) — electricity, water
Buyer Documents Required
- PAN Card (mandatory for transactions above ₹10 Lakhs)
- Aadhaar Card
- Passport (for NRIs)
- Bank statements (for loan purposes)
- Income proof (salary slips / ITR for self-employed)
Registration Documents
At the Sub-Registrar's office, you need: two witness identifications, two passport photos of buyer and seller, PAN Cards of both parties, and the original sale deed with stamp duty paid.
