Property negotiation in India can save you 5-15% of the purchase price — that can be lakhs of rupees on a typical transaction. Here are the tactics that work.
Never negotiate without data. Check: prices of similar properties that sold recently in the area (check registration records), current listing prices on Brickwise.space, 99acres and MagicBricks, and how long the current property has been listed. A property listed for 90+ days without selling gives you significant negotiating leverage.
Ask why they are selling. Financial need, relocation, divorce or inheritance are all motivations that create flexibility. A seller who "needs" to sell quickly will accept a lower price in exchange for a fast close.
Start negotiations 15-20% below the asking price. This gives you room to move up while still landing at a price below your actual maximum. Never show enthusiasm — express interest but mention competing properties you are also considering.
If the seller won't reduce the price, negotiate what is included: furniture, modular kitchen, parking, club membership or even stamp duty contribution. These concessions have real monetary value.
